Door Issues

Many things can go wrong with your door ranging from annoying to injuring people or leaving you building unsecured.

Hinges:

Offset Pivots are inexpensive and are ideal to support the weight of a door leaf, but they do not hold up to the salt used to keep doorways safe in the winter. Once a door is sagging or on the verge of falling on someone, we replace these with surface mounted geared hinges.  We seldom have any further hinges issues on a door leaf that has been retrofitted with one of these aluminum “piano hinges”.
Offset Pivots may have some up-down adjustment, but they do not have left-right adjustment without modifying the door leaf.  Replacing them requires removing the threshold (which may then require replacement) and corroded frame screws.

Butt Hinges are what we typically use for door leafs that do not have a high swing cycle.  They have a good life expectancy and have room for light-right adjustment.  Wind damage may require the replacement of the backing plates.

Door Closers:

There are many types and configurations of door closers.
